FHA Loans

30-Year Fixed Rate

The 30-year fixed-rate mortgage loan is the most common term option. It gives you lower monthly payments if you plan to live in your home long-term. 

A 15-year fixed rate mortgage loan offers a lower interest rate and higher monthly payments. This term allows you to build equity and repay your loan much fast

What is the difference between pre-qualification and pre-approval?

The pre-qualification is an initial estimate based on information provided by the client. A pre-approval is a more in-depth review of your credit and income documentation that confirms how much the lender will lend you. This is important for making competitive offers in the market.

Depending on the loan program, several documents are required. You will need income documents such as pay stubs, W-2s, 1099s, tax returns, bank statements, investment account statements, and brokerage account statements, ready. 

The process takes 30 to 45 days, depending on the loan and how fast the borrower provides documentation.

  • Conventional Loans: 620 or higher
  • FHA 580 (3.5% down payment), 500-579 (10% down payment) 

VA and USDA don’t have a set minimum. However, lenders may set their own limits.
